Qualifying

All rentals have a refundable deposit that is equal to the rent and is returned (less repairs or fees) by state regulated schedule, after move-out. 

All rents are due before 1rst, late on 3rd, and have landlord option of refusal on the 7th.  

Pet fees are $500 for first pet and $400 for second pet.

We verify identity, income and employment.  We check for sex offenders and evictions within last year.

You must have take home income of  a minimum of 3.5 times the monthly rent.

Late fees are assessed on the 3rd of the month.  Unpaid late fees are paid first from monthly payments.

We supply garbage where required by county.  All utilities are the responsibility of the tenant.  

Minimum lease terms are 12 months unless otherwise negotiated.
